A typical office build-out splits electrical into two scopes — power on one side (panel, lighting, outlets, dedicated circuits) and low-voltage on the other (data drops, conference AV, security, access control). We handle both under one ESA-licensed contractor, which means one schedule, one COI, one invoice, and one accountable team. Your tenant rep and GC have one fewer trade to chase.

Office build-outs typically involve a GC, an interior designer, a tenant representative, an IT lead, and a building landlord — all of whom need different things from the electrical contractor at different points. We keep one project manager assigned across your build, attend coordination meetings, and proactively flag any conflicts between drawings, equipment specs, and base building constraints. Your team doesn't have to play telephone between trades.

Office build-out questions, answered
Do you really do the data cabling and AV too, or do you sub it out?
We do it ourselves. Our team is trained on Cat6/6A structured cabling, conference room AV, and access control — same crew, one COI, one accountable contractor. For specialized AV control programming (Crestron, Logitech) we'll partner with the AV programmer of your choice, but the cabling and physical install is ours.
Can you work from MEP and architect drawings?
Yes — we quote and execute from full MEP sets, and we'll review drawings during the quote stage to flag gaps or conflicts. For tenant fit-outs that don't have full MEP drawings, we can build the electrical scope from interior layouts and equipment specs.
Will you work overnight or on weekends?
Often, yes — tenant build-outs in occupied buildings frequently require off-hours work to avoid disrupting other tenants. We schedule disruptive tasks (drilling, demo, panel work) for evenings or weekends and routine work during normal hours. After-hours rates are clearly noted in the quote.
Do you handle base building coordination?
Yes. Most commercial buildings require landlord approval, COI on file, and coordination with base building electrical for service entry, riser access, and subpanel taps. We provide all the documentation upfront and work directly with the building's property manager or facilities team.
Do you certify cable runs?
Yes. All Cat6/6A runs are tested and certified with a Fluke or comparable tester. We provide the test report at handoff so your IT team has documentation for warranty and troubleshooting purposes.
How fast can you turn around a small reconfiguration?
For simple work — adding a meeting room, relocating a few desks, adding floor boxes — we can typically quote within 48 hours and schedule within 1–2 weeks. Larger renovations need 3–6 weeks of lead time depending on permits and material lead times.
What does an office build-out cost?
Combined power and low-voltage scope typically runs $25–$50 per square foot for a standard office build-out, depending on density of workstations, conference room count, and finish level. Higher for technical or design-led spaces. Every project gets a fixed-price quote after a free site visit.
