Service & Maintenance Contracts
Predictable pricing, fast response, and a contractor on standby for whenever something breaks. Custom-built service agreements for property managers, restaurants, retail, and offices across Toronto, Etobicoke, and the GTA.
Why It's Different
Built around your business, not a template
No bronze, silver, gold tiers
A 30-unit retail chain has different needs from a single-location restaurant or a four-building condo portfolio. Cookie-cutter service plans work for nobody. Every Amps service contract is built around your actual portfolio — your hours, your equipment, your inspection schedule, and your budget cycle. We'll quote a flat monthly retainer, an hourly block, an annual visit schedule, or a hybrid — whatever fits how you run.
Two Sides Of The Contract
Reactive plus preventive — the full picture
Most contractors only quote one or the other. We bundle reactive break-fix work with optional preventive maintenance because catching a hot panel during a planned scan is always cheaper than replacing it during a fire.
Reactive Service
Same-day response for power loss, equipment-down, and life-safety calls. Priority dispatch for clients on contract — your call gets routed before any non-contract jobs in the queue.
- Priority emergency dispatch
- Same-day in-hours response
- After-hours availability
Preventive Maintenance
Scheduled annual or quarterly visits — panel inspections, infrared thermography, code-compliance audits, fire detector testing, and emergency lighting checks. We catch issues before they become outages.
- Infrared thermography scans
- Panel & breaker inspections
- Code-compliance audits
Hybrid Contracts
Most clients land here — reactive priority response plus 1–4 preventive visits per year. Bundled pricing means you know your annual electrical spend, and we know your buildings well enough to fix things fast.
- Priority response + scheduled visits
- Annual budget predictability
- Familiar team across all visits

02
Locked-in rates
Hourly and call-out rates set at signing — no surprise pricing on emergencies.
03
Dedicated contact
One account manager who knows your buildings and equipment.
04
Documentation portal
Site reports, ESA certs, and infrared scans archived and accessible online.
05
Annual review
Yearly contract review to right-size the agreement as your business grows.
06
No autopay traps
Annual contracts with clear cancellation terms — no rolling 36-month traps.
What Preventive Catches
Why scheduled visits pay for themselves
The repairs you avoid are the ones that didn't happen
Annual infrared thermography on a commercial panel typically catches 2–4 developing issues per scan — loose connections, overloaded breakers, failing terminations. Each one is a $300 fix during a planned visit; ignored, the same issue can become a $30,000 panel replacement and a multi-day shutdown. Preventive maintenance also covers fire detector testing, emergency lighting checks, generator load tests, and code-compliance audits — all required for insurance and most increasingly required by Toronto building bylaws.

FAQ
Service contract questions, answered
Do I need a service contract — can't I just call when something breaks?
You absolutely can. Service contracts make the most sense for businesses with multiple locations, after-hours operations, or critical equipment where downtime is expensive. The benefits are predictable pricing, priority dispatch (your call jumps the queue), and a familiar team that knows your buildings. For one-off work, regular service is fine.
How is contract pricing structured?
Three common formats: monthly retainer (fixed cost, all reactive work included up to a cap), hourly block (pre-purchased hours at a discount), or annual plan (set number of preventive visits plus locked reactive rates). Most clients land on a hybrid that combines preventive visits with locked-in reactive rates.
What does a preventive visit actually include?
A typical annual preventive visit covers panel inspection, infrared thermography on the main service and subpanels, breaker testing, emergency lighting checks, exit sign verification, and a written report. Add-ons include fire detector testing, generator load tests, and full code-compliance audits — all priced separately so you choose what's covered.
What's "infrared thermography" and why does it matter?
It's a thermal-imaging scan of your electrical panels and connections. Hot spots indicate failing breakers, loose terminations, or overloaded circuits — issues that aren't visible to the naked eye but cause most preventable electrical fires. We do this scan annually as part of preventive contracts and provide a written report flagging any concerns.
Can I cancel the contract if it's not working?
Yes. Our standard contracts are annual with 30-day notice for cancellation after the first 90 days. We don't do rolling 36-month autopay traps. If something isn't working, we'd rather fix it or part ways cleanly than lock you in.
What if I have multiple locations?
Multi-location clients are exactly who service contracts are built for. We assign one project lead across all your sites, keep consistent rates and SLAs, and provide consolidated invoicing. Whether it's three condo buildings, a 12-store retail chain, or an office portfolio, we scale the contract to match.
How fast can a contract be set up?
From discovery call to active contract is typically 1–2 weeks, depending on portfolio size and how many buildings need walkthroughs. Emergencies during onboarding are handled normally — we don't make you wait for the paperwork to use the service.
